Ongoing Inspections and monitoring during a restoration loss

Once the project has been controlled, and the correction of the damage has begun, our SERVPRO technicians will continue to gather information through ongoing inspections and monitoring. The monitoring process will include recording temperature and relative humidity readings and other calculated psychrometric values. According to Webster, the definition of psychrometric is "a graphic representation of the properties of mixtures of air and water vapor." The way that we measure psychrometric values includes checking moisture levels or moisture content of materials. Psychrometric also includes the balancing of temperature, humidity, and airflow of both open and closed drying systems in any water damage job. It will be necessary to measure the relative humidity and temperature and have the right types and capacity of dehumidifiers to handle the water load in the structure. This is why our SERVPRO technicians are constantly carrying around an Ipad; we use our Ipad to update progress reports and to keep track of our readings. Our technicians make sure that we use the same meters throughout to be sure that readings stay consistent and accurate. Our IICRC certified technicians are all trained in the proper use and application of the meters. Part of the job of our technicians is to be in accordance with the meter manufacturer literature and have an understanding of the intended use. Of course it’s where you feel safest, and yet it can pose unpredictable threats to you and your family’s safety. What kind of threats are most common though? See, the bathroom above the foyer didn’t indicate any damage inside it, leaving them to believe everything was normal. However, there was a crack in the foundation of the bathtub. That meant every time someone took a shower or bath, a subtle amount of water was dripping into the foundation, until eventually the drywall had become soggy enough for mold to move in. Drywall is one of the most common places for mold to grow, due to its high quantity of cellulose, which creates a great living environment for mold. 

By the time we were called, the black mold was visible. The family was nervous when we arrived because they had no idea how the mold had happened. When mold grows, we tend to believe its due to a lack of cleanliness or, at least, a lack of awareness. But it’s perfectly normal to have situations where water damage can be so subtle we only find out about it when the damage is severe. We had to remove the drywall, because once mold grows in drywall it cannot be repaired. We were also able to repair the break in the bathtub and use our dehumidifiers to clear remaining moisture out of the air.
